Common Problems in Roof Inspection


What’s the #1 reason that roofs give out before their time? It’s not trees or wind or any of the usual suspects. It’s poor ventilation, a problem that is even more pronounced in wetter climates like our own in Portland. Trapped air shortens the lifespan of your roof.

Poor ventilation takes its toll on plywood decking. Not only does this damage the roof itself, but you’ll need entirely new decking when it's time for repairs. In the meantime, you’ll have an upstairs that always feels too warm and an attic with mold developing in the rafters.

Inspection also involves checking the roof vents themselves. Ridge vents can be susceptible to blockage. The fasteners in the gas vent need to be secure.

The Gutters

Broken and damaged gutters will cause problems for your roof. A gutter that is poorly installed can tear from the roof during the kind of heavy rains we get our fair share of in Portland. Clogged gutters cause the water to back up onto your roof. In addition to the potential leaks that can arise, other consequences include mold growth and insect infestation. Gutters with open seams and cracks are going to fail in their most basic task--preventing standing water.

The gutters serve an important role for your home in general, and your roof in particular. Any damage to the gutters will have ripple effects. And those effects often start with the roof.

The Shingles

All out-of-the-ordinary weather conditions take their toll on the shingles. The rain wears on them and sends the granules into the gutters. The heat cracks the shingles and can cause the corners to curl. Loose and cracked shingles are a common problem in roof inspection.

The sooner that problems with the shingles are identified, the better. If bad shingles are allowed to pile up, the fix can be more expensive than a basic roof inspection would have been.

The Roof Flashing

Anywhere shingles connect in an uneven manner--e.g., the point of an angle in the roof--a product called roof flashing is used to secure the connecting area. A necessary part of inspection is ensuring the integrity of all roof flashing areas. These connecting points are natural places for water to back up if the flashing is not working properly.

The Chimney

A good roof inspection must go to the chimney. The mortar can offer telltale signs of moisture penetration. A chimney can start to crack naturally through age, or when water freezes in its cracks and expands. This is an area where roof flashing is common and it must be addressed by professionals.

The flow of water is a potential issue--if there isn’t a mechanism for diverting water away from the chimney, the water can slide into the chimney and cause damage.

We all know how creative those pesky critters can be when it comes to nesting in your home. Squirrels, raccoons, and chipmunks are among those that can infiltrate the space. The nesting activity can damage the chimneys, the vents, and other parts of the roof.

Your Home’s Interior

Are there dark stains on your ceilings? That’s a sign of a roof leak. If you’re lucky, you’ll “only” have an unsightly dark spot on your ceiling. If you’re unlucky, the water bulge will burst and enter the interior of your home. The same pattern goes for water dripping onto your windowsills. It’s either a small leak that will be an annoyance or a big leak that will be a significant problem. Either way, it’s a leak that a good roof inspection can uncover.

The attic is also an important part of any roof inspection. In addition to being a prime incubator of the ventilation problems discussed at the top, the attic is a good vantage point to find out if any part of the roof is rotting. Poor insulation in an attic can have a ripple effect on the roof as heat leaks through. Leaking heat causes the formation of ice dams, which in turn damage the roof.

The Surrounding Area

No roof inspection can stop heavy winds from whipping through and causing damage. But good, far-sighted roof inspection can at least help minimize your damage.
